Can Americans and Canadians Get a Mortgage in Los Cabos, Mexico?

For many Americans and Canadians considering buying property in Los Cabos, one of the first financial questions is simple:

Do I have to pay cash, or can I get a mortgage in Mexico?

The good news is that financing options are available for qualified foreign buyers, including Americans and Canadians who live outside Mexico.

The process is different from obtaining a conventional mortgage in the United States or Canada, but it may be more familiar than you expect.

In a recent conversation, Jorge Gomez of Coldwell Banker Riveras spoke with Los Cabos financing specialist Pablo Dea about how mortgages for foreign buyers work, what lenders typically look for, how much buyers may need for a down payment, and why getting pre-approved should happen before you begin seriously shopping for a property.

Here are some of the most important things to know.

Can Foreigners Get a Mortgage in Mexico?

Yes. Foreign buyers can obtain financing to purchase real estate in Mexico.

The options available depend partly on your residency and financial situation.

Foreign nationals who live and work full-time in Mexico and have established Mexican credit history may be able to obtain financing directly through Mexican banks.

For Americans and Canadians who earn their income abroad and don't live in Mexico full-time, there are also financial institutions and lending programs specifically designed to evaluate international buyers.

This means that buying a vacation home, second residence, retirement property, or investment property in Los Cabos does not necessarily require paying the entire purchase price in cash.

How Do Americans and Canadians Qualify?

While the mortgage process is different from what you may encounter at home, lenders still look at many familiar factors.

For qualified U.S. and Canadian buyers, financial institutions may evaluate:

  • Credit history in the United States or Canada
  • Personal income
  • Tax returns
  • Bank statements
  • Existing debts and financial obligations
  • The property being purchased

According to Pablo, credit history is an important part of the qualification process. Lenders may use your financial history and income from your home country even though the property securing the loan is located in Mexico.

In that sense, many aspects of qualification will feel familiar to anyone who has previously applied for a mortgage in the U.S. or Canada.

How Much Down Payment Should You Expect?

Foreign-buyer financing generally requires a larger down payment than many conventional mortgages in the United States or Canada.

During the interview, Pablo explained that approximately 35% to 40% is a common range buyers may encounter, although the actual requirement depends on the lender, property, loan program, and borrower's financial profile.

For example, on a $1 million USD property, a 35% down payment would represent approximately $350,000 USD, leaving $650,000 to potentially be financed.

That makes understanding your financing capacity particularly important before beginning your property search.

What About Mortgage Interest Rates in Mexico?

Buyers should not assume that interest rates will be identical to those available in their home country.

There is an important distinction: while a lender may evaluate income and credit history generated in the United States or Canada, the collateral securing the loan is real estate located in Mexico.

Interest rates and loan terms can therefore reflect a different lending environment and risk profile.

Rather than comparing rates alone, buyers should evaluate the complete financing package, including the interest rate, loan term, down payment, fees and total closing costs.

What Documents Will You Need?

Requirements vary among financial institutions, but buyers should be prepared to provide detailed financial documentation.

According to the interview, commonly requested documents may include:

  • Two to three years of personal tax returns
  • Business tax returns, when applicable
  • Passport and identification
  • Proof of address or utility bills
  • Six to twelve months of bank statements
  • Credit report and credit history
  • Additional documentation supporting income or assets

Having these documents organized in advance can help make the approval process considerably smoother.

How Long Does Mortgage Approval Take?

A typical approval process may take approximately two to three weeks once the necessary application and financial information have been provided, according to Pablo.

However, timing can vary considerably.

One of the biggest factors is how quickly the buyer responds when the lender requests additional documents or clarification regarding income, tax returns, bank statements, or credit history.

And mortgage approval is only one part of the overall real estate transaction. Buyers should distinguish between getting approved for financing and completing the entire property closing process in Mexico.

Why Getting Pre-Approved Matters

One of the most important recommendations for anyone planning to finance a purchase in Los Cabos is to get pre-approved before falling in love with a property.

Pre-approval can help you understand:

Your realistic purchasing budget. You'll know approximately how much you may be able to finance and how much cash you'll need.

Which properties make sense. Your real estate advisor can focus the search on properties compatible with your financing structure.

Your expected timeline. Financing adds additional steps to the transaction, so knowing this in advance can help your agent structure offers appropriately.

Your estimated closing costs. Financing may increase the overall closing expenses associated with purchasing real estate in Mexico.

It is also important to tell your real estate advisor from the beginning that you intend to finance the purchase.

Your agent can then take financing requirements into consideration while identifying properties, preparing an offer, estimating closing costs, and coordinating the transaction.

Does Financing Increase Closing Costs?

Generally, buyers using financing should expect additional costs compared with an all-cash transaction.

A financed transaction can involve lender-related expenses and additional legal or administrative requirements.

Because every transaction is different, your real estate advisor and closing professionals should provide an estimated breakdown based on the property, purchase price and proposed financing structure before you commit to the transaction.

Financing Doesn't Replace the Normal Buying Process

Obtaining a mortgage is only one component of purchasing property in Mexico.

Foreign buyers purchasing residential real estate within Mexico's restricted zone—which includes Los Cabos—will generally acquire residential property through a bank trust (fideicomiso), unless another legally appropriate ownership structure applies.

The transaction will also involve the normal legal and closing procedures associated with purchasing Mexican real estate.

For this reason, your financing specialist, real estate advisor, closing team and other professionals involved in the transaction should coordinate from an early stage.

Cash Isn't Your Only Option in Los Cabos

The idea that every American or Canadian purchasing property in Mexico must pay 100% cash is outdated.

Qualified foreign buyers may have access to financing that allows them to purchase Los Cabos real estate while preserving more of their capital for investments, improvements, reserves, or other financial priorities.

However, financing should be explored before beginning a serious property search, not after finding the home you want.

Understand your credit profile, organize your financial documentation, investigate the available loan programs, get pre-approved, and make sure your real estate advisor knows that financing will be part of the transaction.

With the right preparation and professional guidance, financing can become another tool for turning your plans to own property in Los Cabos into reality.
